James Harper, Managing Director

James say:

“My career in Estate Agency started 34 years ago with my role in the long history of Wills & Smerdon beginning in 2002 when I purchased the business from Jeremy Miles. I am proud to be both a Member of ARLA and a Fellow of the NAEA, and am currently studying for my Level 4 exams in both sales and lettings. Cycling has always been a passion of mine, racing for Farnham Road Club as a schoolboy and along with badminton and family, pretty much fill my time outside of work.”

Along with a team of fully invested and passionate property professionals the Wills & Smerdon team aspire to ensure your move is professionally supported from start to finish through the journey to your next home. Beyond the business of property, the firm has been a cornerstone of the community in Horsley since 1933 engaging with and supporting the schools and many of the local organisations in our area. From charity bike rides, garden safaris through to school fairs and amateur dramatics, there is always something fun locally with which to engage.

Fun Fact:

James has no excuse for ever getting lost as he has qualifications in both Navigation and Seamanship.

Sara Grey, Lettings Manager

Sara says

“I have been an ARLA member since 2006 and am half way through my Level 3 Qualification. I love that everyday is different in my job and I am constantly learning.  I live in West Clandon with my family and 2 adorable pugs. I love to walk with my dogs (definitely good for the soul!) and travelling to warm countries.”


Sara has worked in the property industry for over 30 years and my background includes: buying and selling houses for corporate companies; finding homes for international clients relocating to the UK; selling brand new homes; working in both Guildford and Woking as a letting agent before joining Wills & Smerdon in 2013 as Lettings Manager.

Fun Fact:

Sara is currently trying to master hula hooping.


Shirley Moralee, Property Manager

Shirley says

“I am the main point of contact between the landlord and tenant and manage the process from the very beginning, finding the right tenant, settling them in and everything in between and thereon in! It’s very much about the personal touch and I really enjoy the contact with our clients, and I am lucky to work with a great team of likeminded and professional individuals who all share the same ethos.”

As a Property Manager at Wills and Smerdon, Shirley’s role is multi-faceted and very varied role, wherein no two days are ever the same. Her main responsibility is taking care of our clients’ properties, working directly with the property owner to oversee the running and upkeep of the property, ensuring the property is maintained within a set budget and to manage tenant’s expectations when responding to requests.

Fun Fact:

Shirley has 4 grown up children and no sign of any little off-spring as yet, so her husband surprised her with a little ‘addition’ to the family – Winnie the pug, who is now a regular visitor to the office!

Rachel McDonald, Lettings Assistant

Rachel says,

“I joined the lettings team in January 2020 and I am the office assistant. My role includes general office assistant duties including handling telephone calls, dealing with queries from landlords and tenants, preparing documents including tenancy agreements and renewals and preparing correspondence to be sent to tenants and landlords, preparing office policy documents, instructing contractors to carry out GSR, EICR, EPC etc and ensuring that these certificates are up to date, instructing contractors to carry out maintenance works and chasing outstanding work orders, liaising with accounts and filing.”

Before working for Wills and Smerdon, Rachel was a qualified Chartered Legal Executive and worked in the legal sector for more than 20 years. After having her children Rachel decided it was time for a change of career and she wanted to work closer to where her children were going to school and within their school hours, and the position at Wills and Smerdon fitted in perfectly with her family life.

Fun Fact:

Rachel was born in New Zealand and ended up settling in England in 1994 after visiting her father’s family in Sheffield and meeting her husband.
